AcuteHost gives short-term rental hosts pricing recommendations for their listings and, on request, runs their thermostats by the booking calendar. This page says what it stores, why, and who else handles it. On this page "we", "us" and "our" mean AcuteHost, the operator of this service.
What an account stores
- Your email address, to sign you in and to send your weekly digest and notices about your account.
- Your password as a salted hash. The password itself is never stored.
- Where you came from when you signed up (the referring site or a campaign name), so we know which pages bring hosts here.
- The properties and comps you enter and what is read from their public listing pages: prices, search rank, descriptions, amenities and photo scores.
- Your plan request: the number of properties, monthly or yearly, and the date you asked.
- Notes you write when you ask for energy automation.
- If energy automation is set up for you: your Google account address, your booking calendar link, and a log of thermostat readings and changes.
Cookies and tracking
There is one cookie: the login session, set when you sign in or create an account. There are no tracking cookies, no analytics and no advertising. The public pages set no cookie at all.
The public pages load nothing from other sites; the fonts are served from this site. When you are signed in, the Trends page loads a charting script (Chart.js) from the jsDelivr network.
Google Nest data
With the owner's permission (Google sign-in), the dashboard reads the property's Google Nest thermostats (mode and temperature settings) and changes their temperature settings according to the property's booking calendar. It uses this data only for that purpose.
The data is not sold, not shared with third parties, and not used for advertising. The Google access token is stored on the dashboard's server and is used only to talk to Google's Smart Device Management API.
Revoking access
Access can be removed at any time from your Google Account (Security → Third-party connections) or in the Nest app's partner connections; the dashboard then stops controlling the thermostats.
Services that process data for us
Your data is not sold and is not shared for advertising. To do the work, these services handle parts of it:
- Apify reads public Airbnb listing pages and search results (your listing's and your comps').
- AI models hosted through OpenRouter compare listings when comps are found: public listing text and photos, and the exclusion rules you wrote.
- Google, for Nest thermostats, only if energy automation is set up for you.
- Gmail sends the weekly digest and account notices.
- Railway hosts the app and its database. Like any hosting provider, its server logs record the IP addresses of requests for a limited time.
Payment is arranged directly with us. The app itself takes and stores no payment details. If a payment provider is ever connected, it will be added to this list.
Deleting your data
Email us and we delete your account, your properties and everything stored for them.
